The contract is legally binding when the copy signed by the tenant has been received by the owner. With the signature of the contract, the GTC are considered accepted.
The rental price is due before arrival. 4 weeks after conclusion of the contract a deposit of 30% of the total rental price has to be paid, the remaining amount is due 3 weeks before the beginning of the rental period at the latest. The owner reserves the right to withdraw from the rental contract in case of late payments. In this case the cancellation fees according to point 4 apply.
Cash payments and payments by credit card are not possible.
The rental price includes consumption costs for water, electricity, heating and final cleaning. Bed linen and towels have to be brought, but can be rented on request.
The visitor's tax is imposed by the municipality, requested by the owner and paid to the municipality. With the signature of the contract, the visitor’s tax statutes and the information according to the basic data protection regulation of the municipality are considered accepted.
The tenant may withdraw from the contract at any time before the start of the rental period. The withdrawal must be made in writing to the owner. In the case of such a withdrawal, the owner will charge a compensation for loss according to the following scale:
If the stay is terminated prematurely, no pro rata refund of the rental price will be made.
The takeover of the vacation object takes place from 4.00 p.m. on the day of the renting beginning. The handover of the accommodation on the day of departure has to take place until 10.00 a.m.
The provided accommodation and the outdoor area are to be used only for the intended purpose. Stay and use are at your own risk. The premises and furnishings are to be treated with care. When moving in, the equipment is to be checked for completeness and usability. Damage and missing items are to be reported immediately. If the tenant does not comply with this obligation to notify, he is not entitled to any reduction in rent due to this. Also damages caused by the tenant must be reported. The owner has a right to compensation in an appropriate amount, even if unreported damages are found after the stay. Smoking and bringing pets are not allowed in the vacation home. In case of violation the owner is entitled to compensation in an appropriate amount.
In case of loss of keys, the owner must be informed immediately. The owner may demand the cost of replacement from the tenant.
Wifi is not available in the house. At the beach and at the community center (tourist information) in Zierow, the network "Ostseehotspot" can be used free of charge.
Claims for damages are excluded regardless of the nature of the breach of duty, except in cases of intent or gross negligence.
